The L.A. City Council will vote to ban gas appliances = and force all multifamily buildings to retrofit to all-electric. = For older buildings, the cost of upgrading electrical systems to = handle all electrical appliances is astronomical, let alone the c= ost of the new appliances and how much more the overall utility b= ill would be. The majority of rental units in Los Angeles are old= er.

Additionally, the L.A. City Tenant Protection O= rdinance requires that housing providers cover the temporary hous= ing costs of renters during the renovations that would be involve= d in rewiring and upgrading electrical panels. These conversions = are cost-prohibitive, and we know that it would force many of you= out of business.

Calling ALL AOA members in Los = Angeles to Contact the City Council.

= Pleas= e contact the L.A. City Council members today, and let them know = how destructive this policy would be to the most affordable units= in the city and how that will ultimately cause a greater housing= shortage - which always has the greatest impact on the renters w= ith the least amount of resources. The impact of units coming off= the market because of the =E2=80=9CAll Electric=E2=80=9D mandate= would be certain. This would displace many renters and potential= ly exacerbate the homelessness crisis. Thank you for the way that= you participated in stopping Prop 33; now it=E2=80=99s time to s= top yet another regulation that would devastate affordable housin= g.

Reasons Why Banning Gas Appliances Would= Devastate Inexpensive Housing:

Costs of up= grading panels and rewiring would put owners out of business.
Older properties would become completely economically unsu= stainable.
Out of business means Ellis Act evicti= ons
Displaced renters due to sale or demolition
Many properties would lay vacant

B= onus Reason - Despite promises and projections from our = utility companies, they continue to fail to deliver stable electr= icity. Even as I write this email, there is a power shutoff impac= ting 51,000 properties in Santa Ana due to high winds.
