	Scope of work: The scope of work includes the following library renovation, installation of new storefront doors, new windows, new electrical, conversion of a classroom to a media center and other associated improvements per bidding documents.
	Trades: Signage, Demolition, Window, Storefront, Door, Sheet Metal, White Board, Concrete, Flooring, Cabinet &amp; Casework, Plumbing, Electrical, Metal Stud &amp; Drywall, Paint, Metal Fabrication, Framing, and Plaster. 
	Project type: Prevailing wages
	Start date: Q3 2022
	Special conditions: DVBE preferred, Subcontractors holding C-4, C- 7, C-10, C-16, C-20, C-34, C-36, C-38, C-42, C-43 and C-46 licenses must be pre-qualified at least five business days prior to bid opening. 
	Subcontractors must be DIR Registered
	Read and acknowledge&nbsp;ALL ADDENDUMS

MCM TERMS AND CONDITIONS:

Subcontractor agrees that all bids and proposals that are accepted by Modern Construction Management Inc. (MCM) will be subject to the terms and conditions of MCM&rsquo;s bid invitation as well as the requirements of all project documents, including but not limited to the project plans, specifications, general conditions, special conditions, bid instructions, addendums, and all other incorporated documents. It is understood that subcontractor&rsquo;s bid/proposal shall include the more stringent requirement of the project bid documents. Subcontractor shall verify the existence of all project bid documents, and that subcontractor shall not rely solely on the accuracy of the contents of the MCM&rsquo;s project bid documents. It is understood and agreed by subcontractor that MCM may, at its discretion, require 100% payment and performance bonds from subcontractor. Subcontractor shall be solely responsible for the cost of such bonds in excess of one percent (1%) of the value of the part
