Changes Effective 7/19/22

All,
                As I am sure you are aware, there has been, and continues t=
o be, a lot movement in the Non-QM segment of our industry. All of our comp=
etitors have significantly tightened their credit boxes and contracted thei=
r loan parameters, while others have chosen to exit the space altogether. I=
n light of this, we have found it necessary to sharpen our pencils and make=
 adjustments to our entire Non-QHEM and NONI product lines. In doing so, we=
 also found opportunities for enhancements and have incorporated those chan=
ges as well. It is important to note that the Non-QM landscape continues to=
 shift and further adjustments may be necessary.
                In order to provide your customers a level of protection, a=
ny loans currently in the pipeline, where you wish to use the current guide=
lines, must be locked by 12:00PM PST Tuesday 7/19 and funded by Friday 8/19=
. Make sure you scrub your pipe and lock your loans accordingly as we will =
not be granting any exceptions to these dates. The lock desk has been alert=
ed to the potential increase in requests and are preparing to take on the a=
dditional volume,
                The updates we made are quite pervasive and too numerous to=
 list therefore I have taken the liberty summarizing several of the signifi=
cant changes below. The updated grids are attached for your review. Please =
take some time to familiarize yourself with the new guidelines and review y=
our pipelines for any impact they may have. Please contact your manager if =
you have any questions.

any loans in the pipeline that will be effected by the below changes.
We must Lock prior to 07/19 and they MUST fund no later than 08/19.

r entire Non-QHEM and NONI product lines. In doing so, we also found opport=
unities for enhancements and have
